Mortgages in Colombia for buyers with no Colombian credit file
We lend to foreigners and expats against the property and the income behind it. The loan is secured by a first lien, signed in front of a Colombian notary, and run by a team that speaks English and Spanish.
From first contact to a clean title, in six stages
Written for people buying from abroad, so each step says what happens and who signs what.
Pre-qualification
You start the application online. We look at your nationality, where your income comes from and what you want to buy, and tell you whether it is a loan we can make. No Colombian credit score is needed.
Approval and choosing the property
You send the full application and documents. We underwrite on the asset and on your income, not on a Colombian credit history. Once you are approved, you confirm which property will secure the loan.
Closing at the notary
The mortgage deed (escritura pública) is signed before a Colombian notary and the lien is registered at the Oficina de Instrumentos Públicos, which gives us a first-lien position. Funds are paid out at closing. From approval this usually takes 10 to 15 business days.
Life of the loan
You pay interest monthly on the schedule you agreed. We watch the loan for its whole term, and our bilingual team is there for anything that comes up on servicing.
Repayment and Paz y Salvo
When you have repaid principal and interest in full, we issue a Paz y Salvo. It is the Colombian certificate that the loan is paid and nothing is owed.
Releasing the lien
With the Paz y Salvo in hand, the hipoteca is cancelled at the notary and removed from the public property registry. The property is yours, with nothing registered against it.
